Price per m²

Type the total price and the area. 400000 on 50 m² gives 8000 zł / m². 350000 on 70 gives 5000 zł / m². 360000 on 60 gives 6000 zł / m². A quotient, not a city price list.

Not a market average. The calculator divides the typed price by the area. The inverse, area times a unit price, lives on total price from price per m².

Input data

Optional inputs (advanced)

Enter the sum of all closing costs (typically 4–7% of price). The result will also show the effective price per {{area}}.

How it works

Price per m² in this calculator is the total price over the area when the area is greater than zero. 400000 on 50 m² gives 8000 zł / m². 350000 on 70 gives 5000 zł / m². 360000 on 60 gives 6000 zł / m². The / m² suffix sits in the result.

The price field is the numerator. The area field is the denominator. Zero metres leaves 0. The calculator does not read listings. A metric header appends m². US appends ft² on the same quotient.

8000 zł / m² is not a Warsaw mean. 5000 zł / m² does not come from a portal. 6000 zł / m² is 360000 over 60. Stamp duty waits in the optional block and stays out of these three examples.

Total price from price per m² next door multiplies: 50 × 8000 leaves 400 000 zł. Here only the quotient. Rent from area multiplies a monthly rate, not a purchase price.

Type 400000 and 50, then Calculate. A comma in 50.5 parses. Empty metres do not divide. A two-field sketch, not an appraisal.

400000 on 50 m² gives 8000 zł / m². 350000 on 70 gives 5000 zł / m². 360000 on 60 gives 6000 zł / m². Other metres at the same price change 8000.

Formula

unit price = area > 0 ? price / area : 0. The result plus “ / ” and the header unit.

How to use

  1. Type the total price, for example 400000.
  2. Type the area, for example 50.
  3. Click Calculate. The result is 8000 zł / m².
  4. 350000 and 70 give 5000 zł / m². 360000 and 60 give 6000 zł / m².
  5. A quotient from two fields, not a listing average.

400000 / 50 = 8000 zł / m²

Price over area. 400000 on 50 m² gives 8000 zł / m². Not a listing average.

Price
The numerator. 400000 on 50 m² leaves 8000 zł / m². 350000 on 70 gives 5000.
area
The denominator in metres. 60 at 360000 gives 6000 zł / m². Zero does not divide.
total
The typed pair, not a city list. 8000 zł / m² does not come from Warsaw.

Common questions

What price per m² from 400000 on 50 m²?

8000 zł / m². 400000 / 50. A quotient, not a listing average.

What price from 350000 on 70?

5000 zł / m². 350000 / 70.

What price from 360000 on 60?

6000 zł / m². 360000 / 60.

Is 8000 zł / m² a Warsaw mean?

No. Two typed fields. The calculator does not read a portal.

Does stamp duty change 8000 zł / m²?

Not in these examples. The optional costs stay empty. The result is the bare quotient.

What if the area is 0?

The result is 0. The code does not divide by zero.

How is this different from total price from m²?

That card multiplies. 50 × 8000 is 400 000 zł. Here price over metres.

Does a comma in 50.5 work?

Yes. 400000 and 50.5 give another quotient than 50.

Is the result an appraisal?

No. A result from two numbers. A surveyor stays outside this calculator.

How is the price per m² calculated?

The calculator divides the total price by the area when the area is greater than zero. In the first example the result is 8000 zł / m².

What do the extra transaction costs do?

Stamp duty, notary, and agent fees add to the price, then that sum is divided by the area. In the three examples that field stays empty, so the result is the clean quotient.

Does the currency convert the price?

No. The header label changes the wording. The quotient stays with the numbers you enter.

Do US units change the formula?

No. A US header appends ft² on the same division. 400000 over 50 stays 8000; only the unit in the result changes.
